Good day, everybody. September 6th, 2022. I am Connor with honor Connor MC Iver Realty. One group here in Santa Creek, California. We're talking about real estate. We're talking about the updates for the real estate market, and I will give you that information in just a second. Uh, first and foremost, with the interest rate changes. If you happen to be in the process of buying anything, make sure that you stay in contact with your lender. It's gonna be incredibly valuable for you to do that. Because if in fact there has been even a very small change, a very small change in interest rate, it could affect your ability to purchase. In addition to that, before you change anything, before you pay anything off or pay anything down, please make sure that you talk to your lender and get their approval, especially if you're in the home buying process and kind of getting close to finding that right.

One to write the offer on, please do yourselves a favor and do not mess that part of it up because you could end up syncing your own battleship. It does happen. We do see this happen quite a bit. The bigger sin would be going out and, you know, financing a super large truck or car or fancy any, anything, any automobile putting that on credit at the time that you are in the process of purchasing, purchasing a residence could kind of thwart the whole thing. So you have to make sure not to do that. All right, so let's give you some update information here. What I'm gonna do is I'm gonna pull, uh, the information that I put together as far as what's going on in inventory. And this is gonna carry through not just Santa Cita valley, but it's gonna really kind of cover most of Southern California, just for the simple fact that I'm active in most of the communities here in greater Los Angeles county, orange county, Ventura county.

But besides that, the inventory numbers typically run very similar. Uh, price points are gonna be different and, and movement's gonna be a little bit different. But at the end of the day, realistically, if we have ups and downs and inventory, it's gonna be, uh, fairly reflected all across the entire board out there within Southern California. So showing this right now, as of today, this is the 6th of September, 2020 2, 509 active listings currently on the market for sale. Total listings active are going to be, uh, high six, and we have 12 of those 509 that are coming soon listings. And those are properties that are gonna be somewhere between zero and 21 days from now, typically that that's gonna look like this weekend and that's gonna be probably what's gonna end up happening. So these properties are gonna become active and be able to be seen probably Saturday. And a lot of them are gonna be via open house.
