How Much Does Owner-Occupancy Cut Your Property Tax in Providence, Pawtucket and Central Falls?

Published 1 week ago
Description

Providence taxes a two-to-five unit building you live in at $7.55 per $1,000 of assessed value, and the same building at $14.00 if you do not. On a $465,000 two-family that gap is $217 a month, which is roughly $31,600 of borrowing power.

But Providence is not the only Rhode Island city that does this. Central Falls and Pawtucket both set a separate owner-occupied rate, and Woonsocket, Lincoln and North Providence cut your assessed value instead - which is why comparing posted rates side by side gives you the wrong answer.

Alexander walks through the FY2026 figures, the filing deadlines that differ city by city, and what the difference does to what you can actually afford on a 2-4 unit.
