Back to EpisodesHow to Read Providence Market Data Before You Price or Offer
Description
A market number is only useful when you know four things about it: what place it covers, what kind of property it counts, what stretch of time it measures, and whether it is asking prices or closed sales. Change any one of those and the number changes.
September 2026 figures: the Providence-Warwick metro median asking price was $569,450, down 4.2% year over year, on 2,844 active listings, up 22.4%, with 39 median days on market. Providence County came in at $479,900, up about 2.1%, on 891 active listings. Statewide, the Rhode Island Association of REALTORS reported a single-family median sale price of $534,000, up 0.75%, with home sales down 11.7% to 729 and 2.9 months of supply.
Same month, same region, two medians nearly $90,000 apart. Neither is wrong. They are counting different houses.
I also share what I have seen working with Providence clients, including a multifamily property in Elmhurst, a Manton seller working toward a 1031 exchange, and why an asking price is a strategy rather than a measurement.
