What Does a Letting Agent Actually Do Before Tenant Move-In?

Published 15 hours ago
Description

Finding a tenant is only the start. Between someone saying "I'll take it" and the keys being handed over, a good letting agent has a surprising amount to get right.

This is the first episode of a new 10-part series in which Simon Bacon and Ian Sadler lift the lid on property management: what your letting agent is actually doing, why it matters and where a good agent makes a real difference.

In this episode they cover referencing beyond a simple pass or fail, whether a previous landlord's reference can be trusted, right to rent, the safety certificates to have in place before move-in, who should do the inventory, which repairs an agent can sort without asking and whether an agent should ever refuse to hand over the keys.

Simon and Ian run their agencies very differently and they don't always agree. Watch for the debate on who should have the final say on accepting a tenant and on whether an agent's job is to tell a landlord what to do or to advise.
