What 4.3 Months of Supply Means for SCV Homeowners

Published 1 month, 1 week ago
Description

Hi, I'm Connor with Honor - message me here!

Santa Clarita has 838 active listings and 4.3 months of housing supply. Should every seller react the same way? No. The number cannot see condition, timeline, or the buyer pool.

TL;DR: This breaks down the September 13, 2026 Santa Clarita Valley housing data without judging homeowners. The market looks balanced. Inside that average, single-family homes show 3.4 months of supply, condos 8.9, and townhomes 4.9. Saugus is at 2.4 months while Newhall is at 6.5. Those are not the same negotiation.

The board includes 838 active listings, 102 in backup, 195 in escrow, 9 coming soon, 39 closings in 7 days, 193 in 30 days, and 1,375 over 6 months. There are 133 open houses today.

Price adjustments need context. Over 30 days, 30.2 percent of sales finished above asking and 46.5 percent below. About 40.1 percent had an adjustment. Over the trailing year, 460 of 1,312 recorded sales had one. The median was $30,000. Homes without an adjustment sold in a median of 13 days. Homes with one sold in a median of 63 days.

That is correlation, not a verdict. It does not prove why one home sold quickly or another needed time. A seller may change price, improve photography, presentation, access, or wait when property-level evidence supports patience.

QUESTIONS ANSWERED

What does 4.3 months of supply mean?
It compares active inventory with the recent closing pace. City and property type can change the picture sharply.

Does a price adjustment prove the seller started wrong?
No. It records a strategic change. It does not reveal motivation, condition, access, competition, feedback, or timeline.

What does 60 days on market tell us?
It means the property remained available through a market cycle. It does not prove seller desperation or value.

Is a cash offer always best?
No. Cash can reduce financing risk, but sellers should compare price, terms, reliability, timing, and priorities.

Why are mortgage-rate headlines different?
Freddie Mac reported 6.76 percent on September 10. Mortgage News Daily closed September 11 at 7.12 percent. Different methods and timing produce different readings.
