Episode 9: Paying your college using Airbnb! w/ special guest James Phan
Description
James Phan rented out his bedroom for $10 a night in white settlement, then scaled to four listings under one roof - two private rooms and two couches - grossing over $1,000 a month to pay for college at UTA. His stay-at-home mom handled check-ins and kept pushing him to raise prices while he nervously experimented with volume over rate.
The conversation covers lockbox strategies versus smart locks, the Vietnam discount on a fourplex, dead bodies at rental properties, corporate rentals as an alternative to short-term turnover, HOA nightmares, stock market gambling versus buy-and-hold real estate, and whether the Texas housing boom will correct. James graduated in finance, plans to hand the Airbnb reins to his sister, and wants to scale into commercial multifamily.
