Episode 34: Steve's Airbnb gets Trashed, Scorched Earth Reviews, Duplicate listings
Description
Steve gets his first truly bad Airbnb guest - partiers who left the door wide open, trashed every room, broke shot glasses in the garbage disposal, helped themselves to his bourbon, and ignored every house rule. His wife spent two days cleaning yellow stains, broken glass, and red solo cups everywhere. The experience forces Steve to reconsider his lenient booking policy and raise his $60/night base rate to $75 to filter out the party crowd.
The hosts also discuss the hidden profit potential in timeshares for short-term rentals, Myka's strategy of vetting guests by requiring them to follow specific instructions in the listing, the risks of Airbnb's new group payment feature that blocks calendars for 72 hours, and why property managers will need to adapt to the STR market or lose business. Steve plans to pivot toward corporate rentals and is actively listing on Furnished Finder, Craigslist, Cozy, and everywhere else to reduce dependence on Airbnb's increasingly guest-friendly policies.
