Steve and Myka are running long on last-minute bookings. Steve's Hurst house has been booking solid right up to the day of check-in at higher prices than he used to charge, pulling $100-plus nightly even mid-week without him touching a thing. He's converting it to a year-long tenant April 1st, but the Airbnb money keeps rolling in until the last minute. Meanwhile, Myka's Arkansas house is doing $80 to $120 a night with only 20 reviews after he set up PriceLabs, making him reconsider whether a single-family in Dallas could outperform a multifamily.

The hosts swap travel stories - Steve's $100-a-night skyrise Airbnb in Buenos Aires, Myka's South by Southwest trip and a Portland wedding stay. They cover Steve's February 2020 early retirement target to keep flight benefits, Myka's search for a life coach, the new Teams feature on Airbnb, hotels versus short-term rentals, and Steve's upcoming house with a swimming pool. Steve announces his wife is pregnant, Myka talks refinancing to pull equity, and both agree outsourcing beats doing it all yourself.
