Episode 116: Everything Airbnb Property Mgmt! with Gina & PJ Ehsani!
Description
Gina and PJ Ehsani run two businesses in Nashville: a 50-property cleaning and maintenance operation called 1220 Home Services, and Ehsani Properties, which manages five short-term rentals with 12 more coming on board. They charge 18% for full property management and have built their business entirely on referrals since starting their first Airbnb duplex in November 2016. By 2018, the income let both quit their day jobs. Their cleaning team of nine can turn 23 units on a busy Monday, and they distinguish themselves by carrying tool bags to handle small repairs during cleans - tightening toilet seats, hanging curtain rods, unclogging sinks - all included in the flat cleaning rate.
The conversation covers their full-service model: designing and furnishing new properties for $10,000 to $15,000 (three-bedroom average), handling Nashville's complex and constantly changing permit requirements, and setting up smart home systems. PJ details his tech stack - SmartBNB, Hostfully, PriceLabs, Avalara for tax compliance, Schlage Connect locks automated through SmartThings hub using copy-paste code from RBoy Apps, EcoBee thermostats with Alexa integration for a virtual concierge that answers guest questions, Ring doorbells, and NoiseAware. Gina emphasises hiring for reliability over friendship, educating owners to run their own Airbnbs if they want to, and sourcing quality furniture from corporate liquidators who buy out hotel refreshes. Both stress starting small, avoiding analysis paralysis, and building systems that save time.
