Gulf Coast short-term rental operator Clint Harris explains how he built 54 units in three years by converting underperforming long-term multifamily properties into profitable STRs. His first beach duplex in Carolina Beach, North Carolina did $57,000 in one half while he lived in the other - paying him $1,400 per month to live two blocks from the beach. He used that cash to arbitrage a triplex for $4.99 (the cost of the owner's phone number on Whitepages), grossed $125k his first year with $54k net, then bought it back with owner financing. His data-driven approach focuses on farming five-star reviews over chasing revenue, keeping occupancy at 71% through the winter when the market average is 19%.
Clint discusses vertical integration through his property management company Going Coastal, running his own cleaning teams and building a linen facility to handle 12,000-15,000 pounds per month at $1.50/pound. He shares his multifamily unit density strategy where the first unit pays all overhead and units two through four are pure profit, his shift to remote-work amenities during COVID (average stay jumped from 3.6 to 6.6 days), and new moves like installing $650 EV chargers and launching electric Moke rentals to direct-market to guests. He still works his medical sales job selling pacemakers, crediting the book Who Not How for teaching him to build systems and delegate rather than do everything himself.
