How To Scale Your Short Term Rental Property Management Company
Description
Brooke Fouts grew a vacation rental company from zero to 500 properties in five years in Ocean City, Maryland, then sold it. Now he runs Ventory, a CRM platform that helps property managers acquire inventory through omni-channel marketing - direct mail, email, IP targeting, and scraped data from OTAs. He explains that the average management contract is worth $33,000 at exit, with a lifetime value equal to the property's annual gross booking revenue. Fouts argues that recessions are the best time to acquire inventory, because second-home owners who never intended to rent are suddenly forced to list.
The conversation covers data sourcing (absentee owner lists, vacation rental permit lists, scraping Airbnb and Vrbo), the difference between old-school vacation rental markets and the Airbnb generation, niche-based inventory targeting, and how to prune underperforming properties annually. Fouts built micro-websites for specific condo buildings that became owner-acquisition funnels. He stresses that differentiation - making beds, providing toiletries, delivering newspapers - was radical in 2007 but became the standard that drew owners to his program.
