Stopping Short Term Rental Bans w/ Theron Lewis
Description
Theron Lewis shares how he saved Detroit's short-term rental market from a ban passed in two weeks - starting from three people at a meeting to pulling a unanimous city council vote. His three-pillar strategy has now stopped bans in 10 cities with zero losses: build a strong association, connect with Airbnb's policy team to mobilise hosts, and hire a lobbyist ($4,000 to $6,000 per month) to get behind closed doors with decision makers. City councils protect underdogs - 70% of STR hosts are local citizens, 70% of those are women, 40% are Black and Brown entrepreneurs - but they believe the industry is outside investors throwing party houses.
Theron reveals Philadelphia's ban (70 to 90 percent of listings) has been delayed to January 2023 through the same approach, and warns Dallas, Atlanta and Oahu are losing because they lack lobbyists. Council hearings are 20% of the battle - decisions happen in private offices, not public testimony. He debunks lawsuits as ineffective in mid-to-large cities and explains why Airbnb alone cannot win: property is hyperlocal, cities do not care about corporate lobbying, and hosts must show decision makers the real faces behind the industry through backroom meetings arranged by lobbyists with decades-deep personal connections.
