Investing In Airbnb Friendly HOA Communities w/ Dave Mencel
Description
Dave Mencel bought his first Sedona condo in 2018 when short-term rentals were brand new to Arizona - so new the state had a ban on rentals under 30 days until the governor stepped in. Now he owns three units in a 32-unit complex where 27 are STRs, serves as HOA president, and self-manages remotely from Wisconsin. His strategy: buy vacation rentals for cash flow, not appreciation, accept months of break-even or empty units during off-season, and reinvest heavily in furnishings and cleanliness to command premium rates during peak months.
Dave explains why he wrote "Vacation Rental Bible" and "Supercharge Your Airbnb", shares his 60/40 self-publishing split with Amazon after printing costs, and walks through buying a 123-year-old three-family project in Michigan's Upper Peninsula that he renovated while ice climbing. The conversation covers reserve fund strategy, why STR-friendly HOA communities are the future, how to remote-manage across states with temperature sensors and local property managers, the math behind declining EV charger installations, and why home warranties fail at scale.
