Rose Tipka owns large vacation rentals in Ohio - her smallest sleeps 14 on 15 acres, her newest build sleeps 20 on 19 acres with a private stocked lake, and she's constructing a million-dollar property sleeping 22 on 32 wooded acres with two connected lakes. She built the business after her husband bought their first property the day before she gave birth to their fifth child, and within three years they both left traditional employment to run it full-time while homeschooling six kids.

Rose refuses to list on Airbnb because the guest quality is lower and they ask for discounts. She fills her calendar through Vrbo, a book-direct site, and partnerships with high-end wedding venues that hand her cards to brides spending $20,000-plus. Summer weekends command $800 to $1,500 per night. She secures commercial loans from local community banks using existing properties as leverage, surveys guests with in-property comment cards and paid copywriter interviews, and keeps ownership LLCs separate from management to preserve a future sale option.
