5 to 500 Short-Term Rentals - Joe Riley's Run at 1,000 Units
Description
Joe Riley scaled Patriot Family Homes from 5 properties in 2019 to over 500 short-term rentals by early 2023, with plans to hit 1,000 units by year-end. A former Army infantry officer who deployed to Afghanistan and Ukraine, Riley built much of the business while deployed - working full US business days after Ukrainian training wrapped at 2pm local time. He targets military markets, employs 90 people (many military spouses and veterans), and solved COVID furniture shortages by opening a woodshop at his grandfather's Christian rehab center, using reclaimed tractor-trailer bed wood for indestructible, low-cost furniture.
The conversation covers Riley's mix of owned, managed, and arbitraged properties across Georgia, Alabama, and Tennessee; his hiring of Sonder's former North America operations chief; raising $60 million in investor capital through multiple propcos; and his philosophy that bad processes, not lack of staff, cause most problems. He lists on Airbnb, Vrbo, Booking, Expedia, Furnished Finder and other platforms, manages everything through Guesty, and offers 3-to-5-year lease terms to landlords seeking guaranteed rent in uncertain markets.
