I spent an hour and a half in front of a room of REALTORS at the Southland Regional Association talking about artificial intelligence. This episode is the part that mattered most, and it is not the tools. It is the order you do things in.

Somebody is selling you a system where you say "I am a real estate agent, make it work," and then you go fishing. Pay ten, twenty, thirty thousand dollars once and they install it. Some of them say you pay nothing until it produces. That game works because you are not paying them. You are paying Meta. You are paying Google. You are paying LinkedIn. Ads produce leads. Leads are not clients. The moment the leads land, the guarantee is satisfied and your card gets charged.

That system is coming. Today it is not here. Here is what is.

THE FIVE STEPS
1. Pick one model and actually pick it. ChatGPT, Claude, Grok, Gemini, Copilot. Try the free tiers first.
2. Commit. Twenty dollars a month. Memory is the whole game and free tiers do not carry it.
3. Teach it who you are. Not typed. Talked. Record yourself, transcribe it, feed it in.
4. Feed it your material. Your scripts, your coaching, your records, your years of notes.
5. Then bring it your contacts. The drawer full of cocktail napkins. The CRM nobody has touched in two years.

The mistake almost everyone makes on day one is treating a large language model like a search box or a vending machine. Simple thing in, simple thing out, then they decide AI is overrated. You did not hire an assistant with a PhD. You put a rookie in a car alone on day one and told them to go enforce the law.

The proof test takes five minutes and costs nothing. Have your AI write something. Hand it to your spouse or a close friend. Tell them you wrote it. If they say "you did not write this," you are not done training it.
