In this episode of Trail Boss Radio, we take a close look at VNQ — the Vanguard Real Estate ETF — and put it through the same learning process we use for our Minor League players.

VNQ isn't a single company. It's a basket of U.S. real-estate businesses, primarily Real Estate Investment Trusts (REITs). That means an investor can gain exposure to apartments, warehouses, shopping centers, healthcare properties, data centers, cell towers, self-storage and other forms of commercial real estate without becoming a landlord.

But diversification doesn't eliminate risk.

Buffett asks: Is VNQ simple enough to understand? Does it own businesses providing something people will continue to need?

Ziglar asks: Can VNQ be a useful teammate that produces income while the investor patiently waits for long-term results?

Les Brown asks: Does VNQ open the door to real-estate ownership for ordinary investors who may never own a building themselves?

And then comes the question that matters to our portfolio:

Does VNQ deserve promotion from the Minor League to the Major League?

We examine VNQ's diversification, dividend income, expense ratio, REIT structure, interest-rate sensitivity, economic-cycle risk and the difference between owning real estate through an ETF and owning physical property.

Most importantly, we don't confuse understanding an investment with approving an investment.
