TODAY'S SCV NUMBERS, AUGUST 12 2026

• 825 active listings, covering single family residences, condos, and townhomes
• 176 properties currently in escrow
• 39 closed sales in the last 7 days
• Roughly 30% of current escrows will fall out, and that is normal, not a crisis
• Distressed property (short sales, foreclosures, bank owned) is only 1 to 2% of this market

WHAT ELSE IS IN THIS EPISODE

Condo or townhome, the difference people always ask about. A condominium is typically a single level, no upstairs or downstairs, usually sharing walls and ceilings with neighboring units. A townhome is typically multiple stories. Ground floor is easier if stairs are a problem. Top floor means nobody walking above you, but you are carrying groceries up. On both, check the parking configuration carefully. Some units have direct garage access into the home, some open onto a common pathway, and some Vista del Canyon units in Canyon Country have a private yard between the garage and your door. Diamond Head in Stevenson Ranch is another layout worth walking before you decide.

Why about 30% of escrows fall out. People hear that number and assume the market is in trouble. It is not. Buyers get cold feet. Somebody hears something on the news. A relative intervenes. It is spread across the board rather than concentrated in property condition, and it is a normal feature of this market rather than a warning sign.

Everybody becomes an expert. The moment you start thinking about buying or selling, every person in your life turns into a real estate genius. Your coworker practically stole his house. Your relative knows a guy. My actual advice is do not dismiss them and do not obey them either. Take it to your agent and ask. If Stan at work bought a short sale under market three years ago, ask what the market was doing then and whether that play still exists today. Usually it does not, because distressed inventory is 1 to 2% and most of it gets handled before it ever reaches the open market.

The warning nobody else gives you. If you use the big online portals to find out what your home is worth, understand the trade you are making. Whatever information you hand those systems gets sold to the highest bidder, and the buyers are mostly agents and lenders who want your personal private information.
