Pontus, in collaboration with Rotana and the Italian architecture studio Network of Architecture, is set to build Rotana's first ski resort worldwide in Georgia's Gudauri. Named Caucasus Mandili, this ambitious project aims to transform Gudauri into a year-round destination, attracting travelers and investors from Europe, the Middle East, and beyond. The resort will feature approximately 400 units, including hotel rooms and apartments, and will offer a range of facilities such as a spa and wellness center, indoor and outdoor pools, restaurants, bars, and family amenities, all designed to maintain activity throughout the year.

Rotana, a leading hotel management company with a portfolio spanning city hotels, beach resorts, desert retreats, and mountain properties, is making its first foray into the winter-resort segment with this project. The Gudauri resort will connect to Rotana's extensive booking network, which is expected to ensure year-round occupancy. The project is a collaboration between Pontus, Rotana, and Network of Architecture, with the latter bringing its expertise in hospitality and mountain-resort design to the table.
