September finished about ~3% down in overall sale prices vs. August across Santa Clarita Valley. Not unusual—post-summer cool-downs are typical as we move into fall and then winter. 🧭

What I’m seeing right now:

• 📉 Inventory continues to decline → fewer options, slightly less buyer competition
• 🏫 School placement remains a prime mover for families shifting from SFV → SCV

Rates check (plain English):

• The Fed met in September and lowered the Fed Funds Rate—that is not the mortgage rate.
• Mortgage rates track closer to the 10-Year Treasury. When that market gets sold off, mortgage rates tend to rise; when it’s bought up, rates tend to ease.
