Santa Clarita real estate is shifting as we roll into fall. 📉 Inventory has tightened to 719 active listings, down from nearly 850 this past spring. That’s normal for our market: families make their moves in spring and summer to line up school enrollment, then activity cools once classes are back in session.

So what’s on people’s minds right now?

• Buyers are asking if prices will dip further. The Fed has a couple of meetings left this year, but any small shift in rates likely won’t have much effect on mortgage payments. Expect pricing to stay steady unless something dramatic changes.
• Sellers are wrestling with the “golden handcuffs.” Many locked in low mortgage rates and aren’t eager to list, which means inventory will likely remain lean through the holidays. If you do list, price it right—or risk sitting on the market.
• And don’t forget: if you’ve got a unicorn property (single-story in a two-story neighborhood, big lot, view, pool, unique layout), you’re holding gold. Properly marketed, those features can command a premium.
