Episode Details

In this no-holds-barred episode of The Real Estate Rundown, Owen and Ted dive deep into one of the most controversial topics in multifamily investing: tenant unions. What starts as a recap of a meeting with local investor Jerry Banks quickly snowballs into an intense discussion about tenant demands, rent control, deferred maintenance, and how landlords can (and should) respond.

From fire escapes and pest control to lead-based paint testing and moratoriums on rent hikes—Ted and Owen break down the union's bold 16-point list of demands. But it doesn’t stop there. They also bring in their producer Aiden for a tenant’s perspective, explore landlord obligations, legal gray areas, and ultimately ask: what can landlords do to avoid a tenant revolt?

Things get personal as Owen shares a heartfelt story about his late brother-in-law and the challenge of honoring his final wishes when it comes to donated possessions. This episode wraps up with a Golden Nugget—practical tips and shoutouts to local Omaha nonprofits who make property cleanouts and donations easier for landlords and flippers alike.

It’s funny, raw, emotional, and packed with real estate gold.
