🔍 Market Overview:

  • New Listings (Last 7 Days): 75 new opportunities for buyers!
  • Sold Listings (Last Week): 48 homes have found new owners.
  • Properties in Escrow: 52 homes are currently under contract.

Property Types:

Single-family residences are what most people think of – standalone homes with different configurations. Some might share a common wall with a neighbor, especially in older developments 🏡. Newer homes might have zero lot lines, meaning your property line might extend into your neighbor's yard for maintenance purposes 🛠️.

Average Days on Market:

  • Valencia: 35 days from listing to sale. 🏡 Typical 3-bedroom, 2-bathroom homes are moving quickly!
  • Castaic: 42 days – slightly longer but still brisk!
  • Saugus and Newhall: 30 to 40 days.

Price Changes:

We’re seeing 60 to 70 price changes every week, mostly reductions 📉. These aren’t huge cuts – typically $3,000 to $10,000. Sellers adjust prices when their homes aren't getting offers. It’s a reflection of the current market conditions and sometimes an emotional reaction from sellers who might think there's something wrong with their property.

Commission Concessions:
