The ideal location for these properties is where the majority population is aged 50 to 70, has a household income twice the median, and consists predominantly of homeowners and college graduates. 

These demographics often involve adult children deciding on care solutions for their aging parents and are typically the ones financing it. 

The strategy involves not only choosing locations close to where this demographic lives, works, and socializes but also ensuring the properties meet residential zoning requirements, avoiding complications like those from HOAs since these are not considered businesses. 

This careful demographic targeting and property selection ensure the assisted living facilities are both needed and supported financially.
