Episode 345
Ray Heimann is an investor focused on cutting out the noise around what's hot, and honing in on strategies that repeatedly, scalably drive strong, risk-adjusted returns. As co-founder of Terra Capital, Ray has helped build an investment engine that turns small, outdated residential real estate assets into scaled, turnkey portfolios of 100+ modern-finish units across the US. Before Terra, Ray spent over a decade working for investment firms including JP Morgan, where he covered US REITs, Booz & Company,
where he sat on the acquisitions strategy desk and advised on over $3.5B in corporate
transactions, and Sverica Capital, where he focused on deal sourcing in healthcare and real estate, closing just over $750M in private equity platforms and add-ons.
Ray holds a B.A. in Mathematics and Philosophy from Columbia University.
Ray discusses his background in real estate and how he and his business partner started buying smaller multifamily properties in New York City. He explains the advantages of investing in mini multifamily properties and their focus on value-add investments. Ray also shares insights into their streamlined rental process, automated move-in and move-out inspections, and their use of technology in real estate management. He discusses their market selection strategy, cost of renovations, and pricing of their properties. The episode ends with both parties expressing their eagerness to stay in touch and continue the conversation.
